How long will it take to process my application? Trident processes applications as quickly as possible. The application process should be completed within 72 hours (but may take a little longer in some cases) from submission of your completed application and payment of the advance fee provided all information we request from your references, current and prior landlords, employer, credit report, etc. has been provided to us in a timely manner. Should it take longer to obtain the information requested, it will delay the application process.
You will be prompted to leave a message for our maintenance department. Your message will automatically page a technician 24 hours a day, 7 days a week. Your call will be responded to promptly. If your rental unit requires routine maintenance, please fill out a work order and submit it via this website or fax it to 530-751-7035.

If I could leave negative stars, I would. BEWARE. STAY AWAY FROM TRIDENT. I had such a horrific experience renting through Trident and the property manager Belinda. If you have to rent through them, since they seem to have their hands in a lot of the rental properties, STAY AWAY FROM ANY PROPERTY BELINDA MANAGES. She appears to think she's above her tenants and doesn't have an ounce of respect.

She will constantly ignore you and when she does responds, she is rude, belittling, and very condescending. She lies about "charges" and then when called out on it, claims she "perhaps misspoke" and won't correct her mistake. If you need any help with anything at the property, be prepared to be waiting weeks for even a simple acknowledgment of your inquiry. Belinda simply doesn't care.

She's a terrible person in my opinion, let alone a property manager. I checked the BBB page and the complaint on there and the part regarding Belinda matched a lot of the experience that I had with Belinda. She seems to have a habit of "misspeaking" about the cost of fees, not responding to emails and phone calls, and belittling people. You can simply see it in the response to the person making the complaint.

It shows that Trident and Belinda aren't truthful, whatsoever. (I am assuming it was Belinda's response because of the response stating she did have a convo with the person, which the person referenced Belinda) I'm disgusted with Trident and them being okay with allowing that type of person to manage their properties. You ought to be ashamed of yourself.

I wish I would have read the reviews for Trident before renting through them. There is a reason for the negative reviews. Jokes on me though. I'm just glad to never have to deal with Trident ever again. I will make sure I will tell anyone and everyone who will listen to stay away from Trident. By the way, the ladies at the front, very nice. I had no problems with them whatsoever.

But because they aren't the property manager, there isn't much they can do. But I never had a negative experience with the front office. Trident, before responding and belittling me and speaking to me like you responded to the person of the complaint, please keep in mind that I have every single conversation documented for the last 5 years and it's not a good look for a business to blatantly lie.

I pay my bills on time they do what the landlord's supposed to do no drama conversation if you want it none if you don't. I've been with them for 5 years now and I have not experienced a problem. Even when there was a tiny accounting snafu it was easily dealt with. Very efficient people very respectful. I am a tenant so any owners considering this property manager I can assure you your tenant will receive excellent service with no fuss no muss and no drama.

Thnks for having me and my family go without hot water. .I'm telling. Look they seem good until it's time to repair. I'm very very serious. garage door not completly repaired.burned engine. broken fence me and the neighbors share yards.no hot water. they send a guy but no plumber.now.then I specifically ask to speak to my manager and was denied.

Worst property management ever. All they care about are property owners not tenants. This is a great place to rent from if you love to be harassed every other month even though you're never late on rent. They don't answer the phone. They don't return calls. Literally the worst experience I've ever had in my 34 years of life. I wouldn't recommend this place to my worst enemy. can't wait to never deal with this horrible company ever again. Wish I could leave 0 stars.

When you leave the house you rent just forget about your deposit! It took me almost 2 months to see a part of my deposit back after they wanted me to pay an extra $1500 at first. They wrote me a letter and when I wanted to dispute they told me to contact the landlord!? Is that even legal? They charge for everything they can find but dispute whatever you can if you want to see some $ back. Will never rent through them again and never recommend them to anyone else, for sure the landlords are happy with them but renters are not.

Trident manages 2 of my properties and in the past I had other management companies but by far they are the best I ever had. Kyle is very professional and respects his owners and his tenants. He stays on top of maintenance and always gets done whatever is needed very quickly. He rented one of my homes within one week for $350.00 more than what I was getting. He knows the market and I am very pleased with his services. He is the best!

Well they say they take section 8 but they raise the price over the rate what section limit on a house tht size and despite that you get back ground check from section 8 and credit check and is a sure payment every month.its sad for people who needs a house and who has good credit reference to rent but the person in front desk was so sweet thats why im goving them five stats for her.

Great staff and service. They are always very helpful and reasonable when I have something come up for maintenance wise and super reasonable. And the short lady at the desk is awesome. She always super nice to my kids.

We are coming up on a year with Trident! Carolyn is the best person on their team she is always answering our questions and working to make our needs met, she helped us get our perfect first home. If you are looking for a property management company then Trident should be your choice!

We have rented from Trident for a little over 2yrs now and have always had great service. The staff when we go to the main office is kind and patient. When we decided to move to a bigger place they helped us move. The maintenance team is also very nice and fast at responding. :

Worst experience renting ever. The application process was the worst I've ever experienced. We just finished signing the papers for a $1,000,000 home and I would say the application process was comparable. After renting from them for 2 - 3 years I came home one day and there's a notice to vacate on my door. No explanation. I called to ask why we are being asked to move and I was told rudely "the owners are taking possession".

They didn't offer me a new place to rent or even suggest I look into any other rentals. Just wanted us out. Thank god we were already in the process of buying a house or the situation would have been more stressful than it already was. This company definitely cares more about the property owners. It's their business I understand that but, the renters are the ones paying the bills.

We are actual people and not just a name/number on a piece of paper or computer screen. We have tried to attach a few of the many photos we have(we'll see if it works). These are MOVE IN DAY photos that we have time and date stamped. Some of these items we were "charged" to clean upon our departure. The house was by no means in the "spotless" condition we were charged for (Even got charged for "a few cobwebs around outside of entry" SERIOUSLY!).

If you choose to rent from this company document EVERYTHING upon move in and departure. We left house in excellent condition. But were still charged. (The MOVE IN DAY picture that has the Red Mold doesn't appear to be there as I'm limited to the amount) Note: I did make a mistake on our pet deposit. I remembered it being higher than $750 for a cat and another $350 for a dog under 10lbs. It was actually ONLY $1,100 for both animals instead of $1,800 like I thought. So, I stand corrected.
