Financial Reports are based on a 1st to 30th (or the last day of the month) accounting cycle. During the course of the month, rents are collected, bills are paid, and resident / vendor ledgers are addressed. On the last day of each month, the current accounting period is closed and data is gathered for reconciliation.

Dirtiest, shadiest most unethical company. They do it all illegally but present it pretty on paper. They will harass you and tr to ruin your life if you ask for repairs.

This company is the biggest slumlord company there is within the valley. Not only did they tell us they were going to give us a time when they took over our new property but the insured us that no one was going to be kicked out. Come to find out the entire company is a sham and they decided to non-renew everyone's least and give everybody a 15-day notice.

Now I've been spending the last 60 days given the runaround for my security deposit. Tracy Mike Christine and Janae are a bunch of baloney. Biggest downfall is they're taking over the valley and unfortunately we're stuck with unprofessional unmotivated it's never anybody's fault company. Of course when they owe you money it's okay for them to give you the runaround but the minute you miss one payment by one day they serve you with an eviction if you can avoid this place at all cost I recommend it

This place will NOT ANSWER COMMUNICATIONS! its been over a month and I haven't gotten my deposit back and have been completely unable to reach them. also they raised rent by $200+.

My neighbor told me that this was one of the worst management places in The Valley and I prayed he was just joking. But, the way things are looking, he might be right. Valley Income Properties started managing the apartment complex I live in around the fall. When they switched over, there was a minor issue with getting my account credited because they switched platforms.

They waived the late fees, I was able to pay, all good. But that was after calling and speaking to multiple people and leaving voicemails that never got responded to. That was my first introduction to them and their management team. Not a very good introduction. Second time around, my lease was ending and I figured I'd move out instead of renewing the lease because rent was going up like $150!

I put in my Notice to Vacate (which was a 60-day notice, which took me by surprise because in Vegas it's just 30-days-- so I would've had to wait an extra 30-days for my lease to end because I was late putting the notice in) and prepared to move. A few weeks later, I got a text from the site manager saying that if I revoked my Notice to Vacate, my rent wouldn't go up. So, I revoked the notice.

As I really enjoy where I stay. I love the location (smack down in the middle of Downtown Phoenix). Fast forward to a couple of more weeks, my current lease is ending, so it's time to renew and sign the new documents. But, to my surprise, this new lease does not reflect what I was promised via text message. So, I didn't sign it. Long story short, I called and spoke to multiple people and left multiple voicemails, for no action to be done. So, I went to the office TWICE to get this settled, in person, because rent is right around the corner.

The first time I went, I was told I needed to have an appointment. How tf do I make an appointment? As many times as I've spoken to yall, not one time did any one mention coming down to make an appointment *___* why y'all didn't ask if I wanted to make an appointment?! Nonetheless, the lady was very sweet and helpful. She took detailed notes and passed along the message, assuring me this would get fixed right away.

She was def a vibe. A couple of hours pass and I get an email about my lease being canceled and that there's a new one pending that needs a new signature. So, I'm like cool, they FINALLY fixed it! WRONG! I opened the new lease just to see that it was the same exact lease that I didn't sign before. BIG WOMP. This p!ssed me off. I had to wait a day to cool down before making my way back out to the office the following day.

Time two at the office, and I'm not leaving until this gets fixed! I got back and there's a different lady today. Not a vibe like the last one, and I'm starting to loose my patience I've explained this situation a gabillion times. She then has the AUDACITY to say, "no, rent went up, you have to pay it in full." I almost flipped my lid at this point!

She then tells me to take a seat so the assistant could help me. He comes out and I tell him the situation, he remembers that it's me, because I've spoken to him like 3 times over the phone. Like, at this point everyone should know fckin know me cause like wtf I talked to like 8 different people. Anyways, he apologizes and he goes back to fix me lease and asks for me to wait.

I wait about 10-15 mins, I get an email that my lease was cancelled and I have a new one pending, needing a signature. I check it and HALLE-FCKIN-LUJAH if the right amount! It's about d@mn time! My lease ended in April but was extended to May due to the 60-day Notice. DUMB. So, I've been trying to get this settled since the beginning of May! Rent is due next week y'all! I've made so many calls and left so many messages and for NOTHING!

I had to physically go there and fckin wait until something was done about it. What a shame. A SHAME! I miss Johnathan from Golden Mountain Real Estate, he would neva! He always called/emailed me back if I had an issue, and he handled things in a timely manner, 2-3 days top! I'm not a problematic tenant, like at all! I'm quite, I keep to myself, I pay my rent, like why tf they got me going through this bs?!

I pray I go the rest of the year without needing to contact them cause this was too much. They're only getting a 2 star because my situation did finally get situated, but this was honestly a 1-star experience. I do not recommend.

Where I was renting was sold. The new owner chose to get new management and got Valley Income Properties. Then the place went downhill very fast. The new manager, Janae, refused to make a phone call. She emailed me that she didn't have time for phone calls as she manages too many places. I still have that email for proof. She said she was always available by email or text.

I found that to be disrespectful, dismissive and rude. Emailing 20 times a day when a 3 - 5 min. phone call would have solved whatever the issue was is ridiculous. In the unit above mine, there was supposed to be one tenant. That tenant moved in others and the noise was insane. Janae wouldn't do anything about it. The new owner installed multiple Air B & B's which was extremely disruptive in the residential apartment complex.

Not to mention, the homeless population literally pitching tents in the parking lot. Valley Income Properties is a complete joke. One by one, I watched most tenants leave. Then I moved out also as soon as my lease was up. DO NOT rent from Valley Income Properties. Just don't do that to yourself. I gave one star because it isn't possible to give zero stars.

This place is a joke. Showed me the unit, told me they would be selling it but they'd process my application so it would carry to the new owners. Weeks go by, can't get ahold of anyone in a timely manner, they keep telling me it's "processing" and no one can give a straight answer. Then I get a text "we sold the property today but they're aware of you're application".

New property had no clue I existed but they said VIP could just forward the app. Called these guys to email my application over, lady on the phone made it sound like she was doing it then. New property never got it. Get an email from VIP saying my application was never processed and they refunded the application. Absolute nightmare.

Get one star only because it won't let me choose a lesser value. This company just purchased the apartments that I was already renting. Didn't notify anyone at the properties until the 5th and I paid the previous owner via zelle ( which I showed proof) manager Cynthia told me I needed to track down the money myself, so I did and then she literally avoids all calls about it.

Meanwhile I have accrued 350.00 in late fee's because she cannot complete a simple phone call. Now I have to drive to corporate to pray her boss actually gives a shit. Pardon my french but this is slumlord type behavior. Valley income I urge you to find someone who actually can do the job. Just disgusting.

I would never rent from them again. No one in the company is competent to get anything done. My apartment was never inspected so I moved in with preexisting issues that's I've been trying to get fixed for 3 months now (a broken bedroom door, hot water, kitchen water pressure). They rarely answer my emails or text messages. I have yet to get a mail key.

I am currently living at one of these properties and things have been great for the first 9 months of my lease, but recent events have left a bad taste in my mouth. I'm fairly certain this property is being sold to another management company or something of the sort because today I received a notice of intent to enter my unit for the 4th time in 3 weeks.

The notice doesn't give a specific time, but instead a window from 8-5. Residents need not be home for the visit, however, I have a dog who will not respond well to strangers letting themselves into his home while I am at work. I have tried to call the office multiple times in order to set up a more specific time for this walk through so that I can be home.

The office number asks for an extension- and if you don't know your extension (which I do not) the call drops; because of this failure to communicate I have been forced to use my sick time at work to get these last 3, and now 4 days off in order to accommodate this walk through. I am incredibly frustrated at the lack of communication and professionalism regarding this matter and more so concerned that I have now used 50 percent of my sick pay in order to comply with this property's excessive walk throughs. My lease is due for renewal and truthfully, the way this has been handled is really unappealing to me and caused me to consider looking elsewhere.

Phoenix native, the housing market is extremely difficult to navigate but VIP has gone above and beyond to ensure the rental process is as smooth as possible. Tami is the best property manager to work w/ by far, she's the reason I'm a loyal tenant! The customer service is excellent and repairs are always taken care of in a timely manner. I highly recommend giving them a shot to find the perfect home for your family, you won't regret it!

I have called several realtors multiple times, left voicemails, sent text messages, and nobody has responded. I called the front office and the woman on the line seemed annoyed that I even called and said she'd get someone to call me back that day, but nobody called me. It's been weeks of me trying to just get in touch with someone to schedule a tour for a property and I've been met with absolutely no response.

This is incredibly unprofessional and really disappointing, as I was looking to make a serious inquiry about a place and was not taken seriously or even treated like my business mattered. Do not use this company if you are actually looking to move soon, as you would be lucky to get a response back. Will not be recommending this property management company to anyone. Very disappointing experience.

Janae Kincade was so awesome dealing with me as I was losing my mother and dealing with the pandemic. She was very understanding and also allow me to be able to keep my place after dealing with all of the things that we're going on. I would recommend Janae and Valley Home income to anyone. Also let's be very clear that this woman did not have to allow me to keep my place because I didn't deserve it.

In spite of what was going on I have an obligation 2 make sure my rent is paid and all of my other bills are paid as an adult no matter what is going on. But when I told her about what was going on she listened and allow me to stay and that meant the world to me. We have to be more open about the people that run the properties that we live in. And I promise you Valley income properties is one of the best especially if you deal with Janae Kincaid.

They lie, are slow to respond/repair and will charge you for anything they can. In my 6 months here (Turney Place Apartments), my water has gone out 3 times for at least 1-2 days. I had a pretty bad leak (coming out of the ceiling fan and several other places) and the response was "can you just put a bucket under it?" Took ~2 weeks for them to fix it.

After a week I asked for hotel reimbursement and was told $75 with receipt when all the nearby hotels are at least $100/night. It's hard to get a response from anyone on the phone- you have to go in person. And even then it is like pulling teeth. I just broke the lease because I bought a home and the woman that works there was supposed to send me an email showing I had paid everything and wasn't in collections (because they show on your credit report and it looked like a collection to my lender even though I have never been late on a payment).

I'm still waiting for the email after I gave a cashier's check for the lease break fee that same day. They are a terrible company and lack integrity. Avoid dealing with them if you can

I lived at a property managed by this company for over a year. the first year was great. I had no issues, I was never late on rent even when my lease went month to month. Then there was a change of management at the property, the new manager's name is Neil. From that point on trash was never collected even when we pay for that service, landscaping took a dive as well as I ended up having to clear overgrown branches that blocked the stairs.

I would call and try to leave messages but the voice mailbox was always full, and the office door locked even though Neil was in the office. I could see him! The building's water was turned off on average 4-6 times per month. The screens on the windows riddled with holes and I was promised were going to be replaced when I moved in. Eventually my car was broken into twice, packages stolen from my door step, and wild people started entering the parking lot at all hours.

I reported the thefts to the police. I also tried to report them to Neil. His mailbox was still full. Eventually he called me back after I was able to finally leave a message asking if anybody actually works at this location! I asked why there wasn't any security measures taken! I spoke with neighbors and several other tenants had thefts and car break ins. Neil did nothing.

I tried calling the corporate numbers as well, no one ever answers the phone. This Neil is also "eviction happy" instead of dealing with tenant complaints and issues, he serves notices citing you for unruly behavior. Sounds like a weak man on a power trip to me. I had had enough. I gave my 30 day notice. I moved out 2 weeks early, with my lease ending December 31st. Neil said to me on the phone that this would be fine. Neil was supposed to meet me at the unit on December 17th when I moved out, he did not.

He was supposed to set a meeting on the 31st, he did not. I left the keys in the unit and have not returned. I heard from other tenants that this is not the only case of Neil's neglect. Several other long term tenants have moved out because him. In addition to all of these things I am supposedly in the wrong because the only evidence of interaction is in the form of text messages, while most interactions were over the phone.

Several apartments have yet to be flipped. I notified Neil as to where the keys to the unit are and I have not heard back. My situation is still ongoing as there has been no communication, and I've been receiving emails that I need to pay rent for January. This I will not do. My suspicion is that Neil purposely neglects his duties to make more money for this company. Neil is a bold faced liar. I DO NOT RECOMMEND 80 W MARYLAND AVE or VALLEY INCOME PROPERTIES!

It is quiet nice taken care of the apartments inside is nice spaces luxury and I will recommend anyone that's looking for an apartment and want good property managers and on-site maintenance then this is the place to be or this is the rental place that I would recommend to anyone to go through

My lease started 12/15/2021, almost 2 weeks after I submitted my application and paid my deposits. The unit was not cleaned, I was given 1 house key and 1 garage door remote for a 2 car garage and no key to the mailbox. There were no remotes for the ceiling fans, door handles were falling off due to improper installation, and the ice maker and water dispenser in the refrigerator doesn't work.

Fast forward to January 3rd and I still don't have a functioning remote for a ceiling fan, the fridge is still broken and my mail has been accumulating in a mailbox I still cannot access. I have sent multiple text messages to Ben and Jeff; none of which were acknowledged until I threatened to hold my January rent. I submitted maintenance requests, no response.

I called the office 3 times and left messages twice. The 3rd call the mailbox was full and I couldn't leave a message. I was told I would have the mailbox key today, January 3rd, but that was a lie. This has been the worst rental experience I have ever had; and at $2,700+ per month, I expected better.

Their initial rental process is executed very well. Everything was done electronically thru email. Their response time was awesome. The actual move in process had a slight hiccup with me gaining access to my unit on my move in date. However, they did rectify the situation quickly. Once I moved in I noticed despite what was shown in the pictures on their website as "new" my kitchen appliances were mixed between new, and visibly gently used, but very acceptable.

The bathroom appliances however were definitely contradicting to the pictures. Mainly the sink/cabinet combo in both bathrooms. The caulking need to be redone in both bathrooms, the carpet is visibly new, the linoleum flooring shows some wear here and there, and the master bathroom is very small compared to the pictures posted. I have been in my unit now for almost a week, the neighborhood seems very busy, but the complex is quiet and we'll maintained. Although, I haven't heard from anyone since I moved in. Had to reach out for initial walk thru sheet.

Haven't had a response or follow up call at all since my move in date. Had to do a work order for master bathroom toilet that does not flush properly. But I would rate my overall experience, and apartment conditions with 4 stars at this moment. Hopefully it continues to increase and not decrease with time.

Three men I've never met showed up today demanding I let them in for inspections. Despite clause "40. Access" in my lease, which states they need to give tenants 48 hours notice, I was given none whatsoever. I contacted the on-site manager Waynetta and she replied with "I apologize for that. I didn't find out until yesterday" As this was NOT an emergency, they violated my lease by refusing to give a proper notice to enter my unit.

Lived here for about 3 years now.all in all it is a good place to rent from. Maintenance is always super quick if anything needs fixed. The manager is usually available and willing to assist with any needs or concerns. The only issues we have ever had is the amount of parking in the complex and when it rains really bad, our drainage in the parking lot is terrible and will flood to the point of not being able to get your car in or out. Besides that, it's a decent place to live!

9/10 would say things have gotten much better, why not recommend! Janae has really stepped up and in my personal experience has been very good with her communication and assistance. A major improvement from my initial experience and night and day difference from the pervious pm with VIP. Its important to share progress and allow people the opportunity to grow and make the needed adjustments through clear communication partnered with understanding.

My experience with this company was initially a mess. They have really turned it around. They have shown they are working towards bettering themselves and the tenant experience. This is not to say I have not had any other issues arise since my initial experience, however VIPs capacity to address issues and communicate have drastically improved! Its important to give credit where it is due and I appreciate the attention and work put into improving my experience with VIP and Janaes work put into doing what she has control over!

WORST housing experience I have ever had. Three weeks after moving in, I came home at 8:45pm one night and the key to my apartment would not work for no whatsoever clear reason. I called the property manager, she said she cannot do anything about it, suggesting that I find a hotel for the night or call a Locksmith service. She made it clear that they would not reimburse me on any choice I make.

The property manager had zero sympathy and did not even seem to care that I just moved to the state of Arizona and have not yet made friends to stay the night with. They ended up sending a guy the next morning at 7:30am and he installed a new lock. This evidently shows that their door had issues but they took no blame for it, and I still have not reimbursed for the expenses of the night.

The property manager only agreed to send a maintenance person this early because I begged her that I worked at 6am and needed access to my laptop inside the apartment with a special VPN installed on it. Additionally, they left the entire building without hot water for 9 days during August 2021. They communicated that they were taking care of the issue only two full days after tenants sent multiple maintenance requests.

Then they said they ordered parts that will take two weeks to get delivered, which would have made the problem remain for 3 weeks. Somehow, they suddenly got the parts and problem was solved sooner than they initially claimed. Now they use the fact that they fixed the issue before the two weeks of delivery as an excuse to not offer any concessions.

These are just examples of a series of events that made renting through these wealthy greedy owners a miserable experience. I would NOT recommend even considering them. Stay away from their buildings. I lived on 1700 South College Ave when these issues occurred.

This place is a nightmare, there is mold due to no ventilation in the restrooms, everything and I mean everything is broken. The management is almost non existent, it's like a wild west with no type of decency. There is a older fellow (Godblesshisheart) that literally drinks all day and literally urinates in the walkway, and management won't do anything about it.

The manager Jeanette will go out here way to "punish" certain tenants if she doesn't like them. Jeanette also has the freedom to do anything on the property even if it goes against community standards. If you are brave enough to still dare to move in make sure you read the lease agreement thoroughly.

I live in the hayden crossing apts with the pool and it's literally disgusting. The same family down stairs leaves all their junk, food, spilled milk and broken furniture out for days. The mom is always verbally abusing her kids. Their is paint splatterd on the sidewalk. The dumpsters are always full and there is this one patch of road that's literally sinking and rising and creating bubbles at the same time.

There was this other neighbor that most likely dealed drugs or some other crime and it was pretty obvious. They have cockroaches and when you ask the spray guy to spray he does a crappy job, as if he doesnt know how to actually spray a house. The walls are thin so you can hear your neighbors argue. My bedroom window came broken. Its just a filthy apt complex that isnt taken care of at all. At least have some pride in your complex and help take care of it by cracking down on people who are causing messes.

I've lived in one of their properties for 18 months and never been late once. Due to Covid-19 I was without a job for 9 wks. Unemployment unfortunately is behind here in Phoenix Az therefore I haven't received a dime yet. I depleted my saving playing my bills for two months without a job. On August 31,2020 I called to speak with my property manager Kristy.

She wasn't in so I left a message explaining I started a new job with ADOC and should be able to pay September rent the following week. I asked her to please call me back so I could explain my situation. Today is the tenth and I received a certified letter about my rent. This really disappointed me because I believe in paying my bills and have never paid them late. It's ashamed that no one returned my call but took time to send a certified letter to me.costumer service definitely wasn't applied to me.

I am renting a townhome owned by another property mgmt co. however, the entire complex appears to be managed by Valley Income. After 4 years in this home, we lost our key to the pool in the complex. My management company tried calling and never got a response so I asked for the contact info so I could cut out the middle man and work with VIP directly.

I have left 7-10 voicemails, completed a work order on their website, I have sent an email and 3 text messages to the number that was provided by the voice mail recording. I finally got through to someone named Cynthia yesterday and she acted like it was no big deal, yeah they have someone going out to the property today, I can ask them to drop a key under your mat. Seemed so simple and yet no key was left and Im back to square one calling, emailing, texting with no response.

Reading the other reviews, this seems to be par for the course with Valley Income. I also know that if I get ANY response, it will be Tami L. asking me to call the office to discuss concerns. Um helloooooo! All these reviews are saying no one answers the phone or calls back, so you tell us to call the office. F'ing joke! Edit: 1 hr after posting this, someone showed up at my door with the key we requested.

So it took 15 contact attempts but they did end up fulfilling my request and at no cost. So there's that. So I'm giving them a 2nd star but really hope I don't have to work with them ever again.

I am in complete and utter shock at the unprofessionalism this property management company has displayed during my time of living at one of their properties. I have been attempting any and every form of contact to try and talk to ANYONE from this company, yet still, I sit here, twiddling my thumbs, waiting for any ounce of reciprocated communication.

As I slap the last piece of clear tape on my carefully wrapped boxes, I look around this muggy, empty apartment; this empty apartment that I barely even used, maybe filled with one. maybe even two memories; yet still, I sit here, twiddling my thumbs, exhausting myself with anxiety and worry about receiving my almost $1000 security deposit. SO BASICALLY, if you're reading this VIP, please let me know how I can return my keys and how I can ensure I receive my security deposit in full? And everyone else, do not live at their properties, you'll regret it.

Whatever you do, do no rent from these people. they are incredibly rude and do not care about you at all. i'm not just speaking for myself. read the reviews! cynthia is a fckng btch. i feel bad for anyone who gets looped into a contract with these incompetent snakes. thank god i moved out. they are impossible to get a hold of and when you finally do get a hold of someone, you will be sorry. i honestly have no idea how they are still in business. unfortunate! beware!

Completely inept property management company that cannot return 5+ calls to their offices over the course of 3 months. All I had was a question regarding the returned security deposit once I moved out in June, which had $930 deducted from it despite a WRITTEN AGREEMENT stating a different financial obligation. I never paid rent late once, never had a noise complaint, never made unreasonable maintenance requests--I was your ideal tenant.

I left the place spotless upon my move out. This place is an absolute joke. I lived at The Shorewood for about 2.5 years and it was hands-down the most poorly maintained property I've ever had the displeasure of living at. I'll spare you all the details, but just trust me when I say there were many issues and I'd never recommend that property or any other managed by Valley Income Properties. EDIT: In response to the manager: Ok? Return my call then. I'm still waiting.

I would have no problem recommending this company to others. When I started looking to move I was really surprised at the lack of service I was getting from a lot of property management companies around town. But once I found Valley Income it was a breath of fresh air and my experience has been really positive thus far. Compared to all of the other apartments I looked at, Valley Income was the only company that was ready to answer all of my questions and address any issues as necessary in a timely fashion.

The entire team has been accommodating and helped expedite my move very quickly. If I had a question I always got a response back quickly from Tami L. or someone else at the company. There was only one hiccup throughout my whole moving process - the unit I rented was not ready the morning of my move-in BUT once valley income became aware of the situation they worked QUICK to turn it around so we could begin moving stuff in by the afternoon.

I was really impressed. Tami L. and Patti Murphy have made me feel like they really care about their tenants satisfaction. Despite all of the negative reviews, it seems like they are taking any criticism and really making an effort to improve their services and I appreciate that.

Shame on shalimar apartments, making us live In poorly maintained conditions for months on end. Construction noise is constant starting at 7am. Now they are making us move units. This place is nothing but problems and the management company is the worst. Good luck trying to live or survive at shalimar apartments

This is by far one of the worst apartments I've rented. When we first moved in there was no electricity to half the apartment, the front window was broken, the pipes in the kitchen where busted, and the stove shocked my fiance. It took them a month to fix the electric issue, the pipes came apart four more times throughout the year, the window was patched with tape.

The property Manager gave the key to a someone and they never returned it, we asked the manager to have our locks changed due to concerns for our children's safety since someone has a key to our apartment, she said the owner does not want to spend $110 on a lock. We have gone almost a week with no hot water, the maintenance tech claims he knocked on or door but no one answered. Both my fiance and I where home, when we called he said he just didn't have time for us anymore maybe tomorrow.

I've lived here for over a year now. Never had any major problems. The paint they use for walls and cabinets is.kinda cheap? It peels and wears away easily, making it look live it's been destroyed. But it's not my fault. My bathroom drawer also fell apart after one year. just needs a repair. I hate the carpet& wish I could wood flooring -But I live on the second floor, so it kind of makes sense in why I can't have wood flooring. I've never had complications with management.

When I call for management, they show up in a few days max. The lease and contract are reasonable, awesome price (if they don't up my rent again next year), and the office staff are very friendly. Although it's tough getting ahold of the property management- and the office is way out in Tempe- I love living here and hope I can call this place home for a long time!

If I can give this place 0 stars I will! This is the third time I have bed bugs in my apartment since moving in 5 months ago! I have been trying to call the manager she never answers her phone I been to the office several times no one is ever there! I had to go buy bed bug treatment out of my own pocket because of the horrible management they have.

We have a laundry room on site and the first couple times I washed there I found dead bed bugs it's disgusting. We already had to throw everything away furniture mattresses etc. Not a safe environment for a two month old baby!

VIP took over a complex I was living in The Collins Uptown Phoenix. I would have never rented from my property manager Alexx she was rude and unresponsive anytime there was a issue. As soon as my lease was up I moved due to the internet which was included in the rent was down for days on end. VIP did numerous inspections which were very disruptive. Sent out an email threatening legal action for people not adhering to the no smoking policy. Dealing with them was always just nasty I know property managers deal with a lot but I'm not that tenant I pay my rent on time and keep my unit clean.

Even with my ill feelings towards VIP I left my unit clean and ready for the next tenant and was still hassled that I didn't have a move in checklist that was never provided to me by the previous owner. I would strongly recommend steering clear of this company as a tenant or an owner.

I find it sad that more people don't take the time to post positive comments. Give credit where credit is due. I have had a great experience with VIP and the staff. I used an apartment finder and found an apartment in Phoenix that worked for me. VIP manager David, treated me great and helped me to get into a nice unit. I was full of questions and concerned with every detail. David did everything he could to have my unit ready and all concerns were addressed before I moved in. I am happy with my move and I felt it was only right to let your company know what a great manager they have.

This company was hired to be our building's first 3rd party property managers. The owners of the building fired their in-house office staff who had been managing the property and, as a result, hired VIP. They didn't last much past their 90-day probationary period. I think the owners began looking for another management company prior to the end of the probationary period, but couldn't find one for a while.

Under VIP, I was not happy with the on-site regular maintenance or how they handled work orders. It could literally take up to 6 weeks to have maintenance completed and I'm talking about safety issues such as replacing burned-out outdoor flood light bulbs and the fried lamps themselves. Additionally, one of their on-site point of contact (POC) showed an apartment to a couple and wasn't wearing a bra!

It was that obvious that when I passed by her in the hallway I could tell she didn't have on proper underwear. Eewww. At work? Finally, their office POC for out building was very aggressive towards me when I called him out on slacking off on the job. So, VIP temporarily replaced their management POC with the Regional Manager. She showed up to our building one hour late for a meeting with unhappy tenants and didn't bring enough business cards.

She also did not bring our original contracts that we had requested. Finally, she was not dressed professionally. I know that's not THAT important, but, really, it's just the cherry on top. This Regional Manger wasn't much help either and, even with her, it also took 6 weeks to replace another flood light.but only because I contacted a 2nd person about the issue.

This leads me to believe that she never told anyone about the light to begin with! Lastly, VIP put notices on our doors in November that included CONFLICTING INFORMATION (who to contact for resolving issues) and the WRONG DATE (MM/DD) regarding who our new POC would be. I don't even know how these people stay in business.
