These people have always frustrated me to the very bone. They will fine you in a heartbeat for stupid reasons, and expect to be denied when you attempt for a rebuttal. Why? Because they are thieves and have nothing better to do but take your money. I hope you all realize that many homeowner despise the system you run. I know so many who have moved out because of your company.

You all are ridiculous. To share you my most recent experience, ever since we purchased the house in 2010 we've only had one account on their ACH site to pay both of our HOA (Campus Meadows and Meridian Campus) dues. I repeat, ONE ACCOUNT. This year, we decided to update that ONE account by putting my checking account and removing my wife's.

That is all. Three months have passed and I get a late fee of $80. $80! For what? Because the payment for Meridian Campus did not go through. When I asked for a corrective action, I was told to create a second account for Meridian Campus. Since when?! And why was I NOT told that a second account is needed when all I did was update where the money would be coming from?

Without any warning, any type of communication, email/calls prior, any effort whatsoever to reach out to inform me of this issue, they instead slap me with a fine of $80! When I asked for it to be waived, they waived $15 admin fee but not the $65. Why? They said they have sent me plenty of warnings. BUT, when I asked for proofs, the failed to provide them because they never did anything in the first place to inform me.

The only "warning" I received from them is the same invoice that already had the extra charge in it. Many businesses out there make the effort to contact their customers when issues like this come up to try to resolve it BEFORE applying any additional fees. But you guys are something else. You could've reached out when you learned about the payment issue and we could've been taken care of it immediately.

But you just love to get people's money the second you see an opportunity. To make matter worse, all these back and forth with them happened in 30 days. Guess what happened afterwards? They slapped me with another $15 late fee for not paying the original fine given. Unbelievable. I don't know how you all sleep at night.

Dear VIS Group, This review is coming to you as a courtesy. It carries no penalties or fines and strictly is a warning as well as an attempt to preserve, maintain and improve the service you provide. It was noted on 4/28/2022 that a violation occurred by your management team from the office located at 8617 MARTIN WAY EAST, LACEY, WA 98516, which my records indicate that you are the owner or authorized contact. Specifically, Stop Sending False Harassing Passive-aggressive letters - HOA management with nothing better to do but complain about overgrown grass in early April via grainy black and white letters that don't even show long or overgrown grass.

As stated, this review is a courtesy and is advisory in nature. I respectfully ask that you comply with the following request within 15 days of this review: Stop sending false harassing passive-aggressive letters and actually address real problems. I hope this review is accepted in the spirit it was intended, which is to inform you of the duties and obligations of an HOA management company in this community.

If you feel this review was sent to you by mistake you may expressly appeal it by submitting a written apology to my address and praising the beautiful begonia baskets hanging from my home. Today I had the pleasure of speaking to Erica at VIS Group. She provided me with great customer service, listened to my concerns and actually gave me answers and help to correct the situation at hand! Erica was professional, courteous and quick to come up with solutions. I am sorry to say that I have not had that same experience in the past with others at VIS Group. I highly recommend working with Erica and I will ask for her in the future if I ever need assistance again. Way to go Erica! You're the best!

Upon sober reflection this was a completely inappropriate review. I did not give VIS and specifically Erica and Irina a chance to address my particular problem. When given the appropriate amount of time and the correct information they addressed my concerns in less than 24 hours to my complete satisfaction.

This year, I received a compliance letter again. When I first bought and sprayed the weed & feed, I accidentally poured a large amount of the weed & feed it on a small lawn, so the grass died in some places. And I found out why my lawn was killed on the Internet. So I planted grass seeds on the dead spot again. And I started to study more about lawn management.

I explained this to community manager Christina Rhoades, and she understood. And she encouraged me to do well. The VIS management system is excellent, and communication with the community owners is good. Thank you to Christina Rhoades for working hard to make our community more beautiful.

Your website does not seem to be a secure website. No matter which device I use, or which browser I use, I am denied access every single time due to the fact that the browser does not recognize you as a safe place to do business. I'm trying to figure out how to pay my bill online which I have done many, many times in the past and yet I am now denied.

You do not take payments over the phone so I'm not sure how I am supposed to get you a payment on time without driving 30 or 40 minutes to see you or trusting the mails which I don't generally do. Please advise your IT team to upgrade your systems so they are compatible with Macintosh, Google Chrome, and Avast.

I spent some time this morning going through the tabs in the owner Portal. What a difference! I can't believe the last two management companies provided nothing like this. EVER! It's so professional.like night and day! Thank you all for your bravery in taking on a very challenging portfolio as well as being willing to take on some very challenging owners.

I don't know how you all remain calm and productive through it all. I'm starting to feel I'm on the downward side now and have started directing owners to submit their compliance issues on the portal using the complaint form. I think this will reduce the time I'm spending dealing with issues and make my life less stress filled. Again, I can't thank you enough.

I feel after the financials have been audited, the renters vs owners audited, the pets and vehicles accounted for.we should be back on track for everyone. Again, my sincerest thanks on behalf of the COA Board of Directors of Waterford Crossing Condominiums.

My HOA has recently been assigned a new Property Management Group, VIS is our new PM. I actually stopped by there office in Lacey Wa to meet our new Team. They were very nice a receptive and informative. I recently had a complaint to file and appreciate the swiftness that it was dealt with and the explanation and understand of how this new system works. I'm a disabled Vet and I wanted to access our clubhouse kitchen from the pool deck through the sliding glass doors. Instead VIS replaced the doors with fixed windows! Can you imagine having your pool house sealed off from your pool? Besides being hopelessly confused and just plain wrong about state and county pool barrier regulations VIS had this to say: "the glass doors create a liability such as if someone using the pool was to slip and fall into the glass doors and possibly shattering them." What? 100 million sliding glass doors in America, 8 million open onto pool decks.

No one else is held to this standard but our subdivision has been deemed too clumsy. I couldn't see how this was fair or legal. I asked for dispute resolution in accordance with our CCR's. Denied. I asked for reasonable accommodation. Pending. Moreover the decision was made in secret. No posted meeting minutes for a year.

Never a bad experience with VIS as a whole, they listen when you appeal a fine. The reason for the one-star review. Every single notice has been comical! A trash bin left in sight. Both times we received this notice, the trash bin was literally left in sight for less than 10 minutes, was their 'scout' sitting and waiting for me to walk away from the can to snap a quick pic of it?

Their notice about 'weeds' were actually flowers that the petals had started falling off of. All notices/fines reviewed and dropped. But really. Are you just counting on people being pushovers and paying without fighting it?

The service STINKS. You never know who's going to contact you (via their confusing e-mail system) and tell you they're fining you again. You can't get a straight answer. Sometimes you can't get any answer. And it ends up costing you a lot of money in fines bc they were slow to respond. Or they'll get your hopes up, then dash them to the ground and add another fine.

If you pay them for anything, go to their office and get a receipt bc they'll pass your payment on to someone else and by the time they notice, you've got gotten another fine.

I own a small (16 ft.) teardrop RV trailer. The Meridian Campus bylaws specifically sates that such an RV is allowed to be on the driveway for 24 hours. When I am going on a trip with the RV, I park it on the drive the night or day before and plug it into shore power to cool the refrigerator, and also to clean and stock it, bedding, towels, etc. I received a notice of non-compliance and blew it off because I had been in compliance.

Then later I received another notice and was fined $65.00. I have a particularly passive aggressive neighbor who is doing this to me. She/he took the photograph of my RV on my drive from their 2nd story window and submitted it to VIS as a violation. I had placed a sign in the RV window, "Not Stored", but my hateful neighbor took the picture at an angle, which I believe she did to avoid the sign.

I called VIS 07/08/2021 and asked what was the proof that I had violated the 24 hour rule and the first lady I spoke to said, "None". I was passed off to Mr. Scott Ross, the VIS Meridian Campus Manager (or something like that). Mr. Ross explicitly told me (and I pressed him for clarification several times) that the bylaws prohibited parking the RV on my drive even for 15 minutes. Again, I pressed him several times to clarify.

He said that it must always be parked on the street. This was a totally fabricated misrepresentation of the bylaws by someone who either should have known them, or at least checked them before issuing such an inaccurate/false edict. I do not know if VIS and my hateful neighbor have some kind of special relationship, but the original report of a violation was false, there was no proof that I busted the 24 hour limit, and Mr. Scott was either blatantly incompetent or was entirely misinformed, or did not bother to look up the bylaws, acting like a King arbitrarily dealing with a pesky subject.

We won our appeal, but the VIS wording made it sound like a one-time favor. Bottom line, in this HOA a neighbor can use VIS/HOA to aggravate another neighbor while providing no proof and the VIS just unquestioningly accepts their claim (such as two date/time stamped photos spanning greater than 24 hours) and then the victim of the hate has to go through an appeal process. I am looking forward to the day I move from here.

I accidentally filled the incorrect routing number on my ACH application form for HOA dues and was charged $35 NSF fee by VIS Group. I contacted them because they asked me to pay the dues and the $35 surcharge but never told me how, also I wanted to verify that this $35 charge was actually from the bank but not a random fee charged by this company.

The staff who answered my call didn't really trying to understand my concern but stared to argue with me on how unreasonable I was to put the wrong routing number and that there is no way they can void the surcharge which all I was asking is 1. What do I still need to do to make the payment since they already have all my account information. 2. How can I verify this charge with the bank. What a poor customer service! Before you decided to go with this company, think about it twice.

The lack of communication from VIS as renters is unacceptable. Mailbox after mailbox is broken into, when it happens, VIS will notify HOA members, but not those who rent, and in the Meridian campus, renters abound. Emails get dismissed. As someone in their second year, we still have no HOA rules given to us, we still don't know if our garbage cans are out on the correct side of the curb (it's a thing) and we will never be notified if our mail box is broken into unless we ourselves notice, which could be days give our out of town work at times. The company is dismissive and adds to the negative context of HOAs. Three emails to VIS, and no answers. Just empty promises.

Truly miserable years-long experiences with VIS. Glad we soon will be free of them. For many years, we've owned a condo (that we rent out) under management by VIS. We have been set up on ACH direct transfer of monthly fees with them for years - for as long as they've offered ACH as an option. This means DIRECT PAY, right out of our investment account which is always lavishly funded - hardly a "paycheck by paycheck" account.

And yet, time after time we get nasty "snail mail" notices that we have not paid our bill. Yet THEY ARE THE ONES TO COLLECT IT - AUTOMATICALLY via the whole ACH automatic bank transfer. And every time, we call them - no answer. sit on hold for 45 minutes - never an answer. We email them - no response - EVER - even though they email us all the time (but never reply to us).

It seems their ONLY communication form is via a US Mail letter, in an envelope, with a stamp. No phones, no return calls, no return emails. Thankfully this condo will be on the market soon - and we'll be done with this poor-performing "management" firm. If you can avoid VIS, you would do very well by doing so.

Had what a I thought was a problem, contacted Scott Roth, Eugene, and the board members of my group Meridian campus. I called the person I have dealt with before, she no longer works there. That was confirmed after speaking with Scott- very nice guy. I believe the former perhaps disgruntled employee is fielding calls and providing very nasty, responses. glad it's all worked out, thank you Scott. Amazing what some people will do to cause problems for their previous employees.

VIS did call me after my review and was apologetic. I am updating this review due to the fact that they responded and asked for an update on multiple occasions. I am only increasing it to 2 stars because, I am relatively sure I will have a situation where I need to work with them again, and to be honest, I really wish they would have waited for that to happen rather than asking me again to update my review. It is weird, I almost feel bullied into writing this. When I do work with them again, I will let you all know how it goes. Lynda

If I could give them zero I would. We had some miss understanding about billing (first time home buyers). Never tried to call us about it only sent items through the mail. We never received anything. Tried to send us to small claims court. Once we got a payment plan worked out we started paying no problem at all. We sent in our last payments the end out February beginning of March plus this years dues.

And now almost FOUR MONTHS LATER they are trying to say we still owe over $600 and if we don't pay are going to again take us to small claims court. No letter, no phone call nothing four FOUR MONTHS. I'm so tired of this company.

*Update* *After a phone call from VIS they have been apologetic about the inconveniences we have had with them. As I was told in our chat, there is no way to clear my account of their mistakes so I will keep my review up. I was however pleased to know that they realized their mistake and apologized for it. I can appreciate a company that does that.

For that I have upped my star review.* Original review. If I could give a negative star review I would. This Management company has caused over $1,250 in late/administrative fees to our Home Owners Association in the last 3 months. THE LAST 3 MONTHS! and we just switched to them 3 months ago! They are neglectful, they do NOT return calls, they do NOT answer calls.

There is no way to contact them and get a response in a timely manor. When you do get ahold of someone, they respond like you are an idiot by talking down to you. They do not listen to what you have to say and will not read into your messages. Their fix all is to "pay the balance" until weeks, even months, go by before they resolve the issues that they created to charge you late/administrative fees. I have NO respect for this company and would STRONGLY discourage anyone from using this company.

Incompetence at its best. There is no response to phone calls, canned responses to email without answering of questions and if you get ahold of someone, zero follow through on promises. Since taking over for the previous HOA company, a late charge began from month one. After back and forth and proof of payment they "waived" the fee. Next month same issue, took four months to get fees "waived" again, following month same issue!

They demanded bank statements and check copies to prove once again everything was paid early and account was current. Fees were "waived" for the third time, but guess what happened the following month.late fees. Finally once they began harassing with Final Notices I called until I got a hold of Susan Mitchell. She was nice and took a look into the account.

According to their records there was no documentation of payment dating back to July 2015 (before they took over the HOA) and she stated that if I could send her proof of payment then this whole issue would go away once and for all (her reasoning is the "missing" payment made all following payment appear a month late.) I did email her the statement and never heard back from her. This month I received yet another late fee and a Final Notice.
