Westco Equities, Inc., was incorporated in 1987. Westco currently manages approximately 2,600 residential income units, a number of home owner association, three mobile home parks and several office complexes. Westco has a combined staff of 75 people. Our services include managing large multifamily complexes down to single family homes.
Westco is a full service property management company. They serve a geographic area in Central California from Bakersfield to Modesto. They have state of the art computer systems and software designed to deliver comprehensive, easy to read financial reports. Property owners are provided detailed, weekly reports showing the management of their properties.

I wish I could give a negative review. I had to get enforcement involved at the ranch del cade apartments because this company is so lazy.they won't take of anything if they do they go the cheapest and fastest way out. I've been living with black mold for 3 year. Leaks from all the faucets in the apartment a broken dishwasher full of backed up water and roaches. Roaches living inside my walls and inside the broken molded cabinets that can't even hang on by a hinge. The pool is never open because they won't pay to have it cleaned. If anyone gets a clogg everyone does because all the pipes are connected

I didn't get a chance to live at one of the properties. I went in to do the process to live at one of the properties with a hold for one, with my cosigner I've never had one issue I have been renting for over 10 years one little tiny flaw from 2019 I was denied! You should look at Rental history nothing else, with a co-signer! I have never been evicted I have paid my rent on time for 10 years! You lost a great tenant!

Terrible communication they don't know any of their policies and I'm always transferred to a supervisor and always told two different things. Never rent here. I can't wait to move from this annoying management company, they are so unprofessional and talk to you as if you're stupid and don't understand anything. I was given a late fee even though I had to quarantine plus their office was closed the weekend I was available to turn it in. They don't care about their tenants and are incredibly unprofessional when they talk to them.

I live in The woodward bluffs mobile home park. I enjoy living down here by the river. The wildlife that we get to see is amazing. The community that we do have here are a close knit group. However, we have a management company or an owner who doesn't seem to be very responsive to our needs. We have no management on the weekends and nights. We would like to be a gated community so that we don't have the issues with people using our park as river access.

On the weekends and nights when there is no back up we have no one to call who is on site and can help us with issues. I actually could give this a five star rating if we could get some help from our management company and or the owner. We have a manager here who does her best with what they allow her to do and gets the brunt of all of our complaints. I feel as if her hands are tied as well

Terrible property management. Slumlords at best. We lived at Gettysburg Apartments for over 6 years and saw a steady decline. Laundry rooms absolutely filthy and were broken into recently. Tenants were left with no working washers or dryers for over a month. Recently mail boxes on one side have been broken into and tenants have to go to the Post office to pick up the mail.

There is no security or safety here. We finally had enough when the new tenant moved in next to us and asked us not to complain about his pot smoking going into our back window and loud music because he was evicted from prior apartment for drug use. Everyday we saw drug deal exchanges happening on this property and one night we woke up with banging on the door and yelling I want my money and neighbors heard this as well.

We were scared living here. We complained and thought we had rights as tenants and that living here paying our rent always on time, taking great care of our apartment and we were always respectful of our neighbors. Tenants were scared to say anything because of retaliation. I wrote numerous letters to the President of Westco and nothing was done. We put in our 30 days notice and never looked back.

We even fought for our deposit because they lied and said they cleaned the carpet and charged us for it. We had proof they took the carpet out and put in flooring. They got caught and had to send the amount back to us. I decided to write this review to try to spare someone the nightmare of renting with Westco. We are now in a great location with a wonderful property management who takes pride of ownership and screens all new tenants. Truly blessed and thankful to God for our new home.

Critical: Professionalism, Quality I rent a commercial space in the Fulton village and had to shut down my business due to the shelter in place orders. They did nothing to work with me and still wanted me to pay and threatened to evict me if I didn't. Still charged late fees. I highly recommend no one do business with them. You will regret it.

Bullard Garden Apartments (Westco properties) are the worst and I mean worst company. They hire managers who literally rob there tenants and then once everything comes to light do nothing but screw you over. I was personally robbed of my $1000 deposit by the current manager they had Karen while I lived there. She then tried to pay my deposit back over time and say I had a payment arrangement set up with her to do so.

She was minus some of the money she owed back on my $1000 when she was caught and fired from her position. Then westco tried to make me pay the portion she hadn't paid back. Luckily I kept all of my paper work and proof and was able to show proof showing I had paid the full $1000 up front. Then they had us sign another lease and when after all we'd already been through a family relative died and we had to take up care for my grandma and move in with her.

They did not care or show any help towards the situation to even break lease for us after all we had already dealt with, with them. And we had barely even been on the lease.so they could have helped us out. Then they took forever to rent our apartment out. 2 months exactly, so now we owe them the 2 months rent and they took our entire $1000 deposit.

They will rob you blind. We also have photos and videos of the apartment as we left it after almost 3 years showing that it was clean and in good condition. We also had a list stating everything wrong with the apartment when we first moved in and signed by the manager Karen stating it was correct and we wouldn't be charged for it. This company and complex are doing a lot of illegal things. Please be aware what you could end up in. The reviews you find for this are all bad and there is a good reason. Do not trust this company!

If I could give zero stars I certainly would. I am so angry with these people I can barely speak right now. We looked at many very nice rental properties, were getting ready to make a decision on one of them and Diane from Westco called and said the owners had decided to allow pets (we originally called and they said no pets). We we're thrilled, looked at the property and immediately put down our deposit.

Well two and a half days later they finally called to tell us we were approved but the supervisor wanted to charge us an extra $200 pet deposit beyond the already agreed upon $500. We were already approved when they told us this. We have excellent credit, stable incomes and excellent rental history. There was no reason for them to do this. Obviously we told them to forget it.

We knew if they were going to treat us like this from the start, it was not going to be a good rental experience. Of course since it took them so long to approve us, by now all the nice rental places we looked at are gone and we have to start all over. I am so angry with these people and told all the realtors I came in contact with to let people know about this.

I don't want anyone else to get screwed like we did. I cannot take Anymore time off work to look at more houses so we are left scrambling to find whatever we can. Thanks so much for nothing Westco! DO NOT RENT FROM THESE PEOPLE!

Zero stars would be more appropriate. Westco purchased the Fulton Village Apartments about a month and a half ago and almost immediately the problems with their management began to surface. It took them nearly three weeks to make arrangements to have the property kept up (a maintenance team used to come weekly to empty trash, recycle, clean up the dog area, etc.) and even then the people they sent have only taken care of about half of what they should.

To date, Westco still has not emptied the recycle bin kept by the mail boxes and it is practically bursting from the sides it's so full. Last week was the first week they finally had the dog area cleaned (it had been over a month, with dog poo everywhere), but they still haven't provided additional doggie bags. I get that transitions won't always be so smooth but our interactions with the staff have very clearly shown this company has no accountability.

We have contacted our PM associate several times to see what she is doing to fix the trash problem, to ensure the security of our complex is improved (homeless come in and out constantly because the locks are crappy), to replace the dog bags, etc. And every issue is met with an excuse. It's unprofessional, and quite honestly I hope we are able to find another rental soon.

By the way, the maintenance team that has been coming to the complex is actually a group of mentally handicap people. I'm all for giving them jobs but I would like to ensure they are not being taken advantage of and are being paid a fair wage by a legit organization. My partner and I contacted the PM associate to get the name of the company and she has REFUSED to provide it. We have asked numerous times. Super shady.

Westco cannot keep managers so you have to tell the next person everything that the last person didn't have fixed. As a company they seem to be more focused on getting paid by the property owner then to not allow the property owner to be a slumlord. At my complex the yard guys are seasonal at best, so it looks even worse in the winter. The dumpsters are always overflowing with trash and furniture because they will not fix the gate to secure it or our cars.

There are fences falling over that tenants have held up with a rope secured to the facia of the building since westco will not have it repaired. They seem to only want to help the owner and could care less about the tenants living conditions.

Recently this company took over Fulton Village the complex I have lived in since 2016. After this first month I can say it has been NO pleasure working with WestCo. Emails and concerns and even maintenance requests completely ignored. My complex looks like a dump. Trash and pet feces everywhere. No security patrol. Even being threatened with "fee's" that don't exist in my lease and have never been mentioned since moving in. Lazy and Shady company. I would love to change this review if I see any difference, but as of now all I can suggest is to stay away from this company. 1 star.

Westco purchased the apartment complex I currently reside in at the beginning of March and the problems with their management arose immediately. Trash cans and recycling bins weren't being emptied, the dog area was covered with crap and security wasn't coming around. My partner and I called them numerous times but of course they never answer, and dealing with them via email was extremely tedious.

Some emails were flat out ignored. My partner went to their office to speak with someone in person but they offered no solutions and just made excuses for why they weren't addressing any of these issues. It has been two months now and Westco still has not emptied the recycling bin by the mail boxes and it is bursting from the sides it's so damn full.

The dog area has only been cleaned once and it still doesn't have bags. By the way, the maintenance team that's been coming to the complex is actually a group of mentally handicap people. While I appreciate their hard work, I found the whole thing to be very odd and would like to ensure it's a legit organization, that they aren't being taken advantage of and are being paid a fair wage. We have asked for the name of the organization numerous times and they have flat out refused to provide it and are actively ignoring our emails about this. Shady.

This management company is horrible. Westco began managing the Fulton Village apartments in March of 2018 and within 30 days you could see the complex going down hill. Since Westco has taken over there is constantly trash strewn around because they refuse to empty the trash cans. Dog feces everywhere. And homeless people are on the property daily, going through the trash.

To make matters worse, it's virtually impossible to get a hold of someone at Westco. I finally had to take work off to go into their office to talk to someone. I brought all of these issues up to Krystal two weeks ago and the only thing they done is pick up the dog feces. But they still haven't put dog bags in the dog bag dispenser. According to Krystal, dog bags take two weeks to get. I'm pretty sure I can walk into any pet store and buy bags. In the end Westco just gave me excuses and have decided to ignore their tenants. DO NOT move into any property managed by Westco Equities.

Worst property management company EVER! My husband and I live at Sandpiper Point on McKinley and peach by the airport and we have had multiple issues with not only the property manager but the maintenance person as well. Starting last summer, we had issues with an electrical outlet sparking in our living room. The head maintenance technician Martin claimed that everything checked out clean on his end and that we needed to get new charging cords for our laptops, when we had already replaced them 3 weeks before.

Next up, we had issues with our January rent check but everyone in the office kept telling us that everything was fine and when the first of February came around, mgmt claimed that our Jan rent check bounced but we have confirmation from our current bank that there was NO attempt to pull the rent money out. Third, My husband went into the office to talk to the property manager about something and she told him "what the hell do you want" and wouldn't look up from her paperwork. Fourth, the maintenance technician was busy yapping with other people at the front gate when my husband was trying to get in and when my husband nicely asked Martin to move his truck, Martin told my husband to f*** off. Fifth, I got home between 11:15 and 11:30 pm last night and the security guard was busy yapping with someone up front by the leasing office, so when I tried getting his dispatcher to get him to come to my unit because I caught a tenant urinating in the bushes, she said that he was already on site and when he did respond, it was nearly an hour later, well after when the tenant went back in the unit. We will be moving as soon as possible since this complex is the worst one I have ever lived in in my years as a renter.

I hardly ever write reviews and this is actually my first time making a review. I had to create a google account just so I can make this review. This is the first time I had ever rented from a property management company and I can say it was a very horrible experience! They want to come back after 4 months of me moving out saying I owed them more money because they under charged me and wrote a fake ass "revised bill". Telling me if I don't pay them within 14 days then they will send me to collections.

Total BS! They had one of the worst customer service EVER! The property manager's assistant HARDLY EVER returned any of my calls and never listened to any of my voice mails when I was still a tenant. I had to make many calls and get her on the phone just so I can talk to her. They rotated assistants so often that one doesn't even know what the other said to their tenants.

It was extremely hard getting in touch with these people. Their maintenance team also broke more things than fixing it. They didn't repair the walls they tore out to repair things and I got charged for it when we moved it! How was I supposed to know there was a whole in the wall when their maintenance team made a whole behind my laundry!? We told the leasing agent who did the walk through that that was something that their maintenance people did and she noted that but at the end we still got charged for it. Also, if you have any issues good luck trying to get a resolution.

They take forever to come out and repair things. it took 10 calls and 1 1/2 months before I got the issue resolved. Their maintenance people didn't even double check and confirm things were working they just left and called it a day. Came home from work to a mess and issue was not even resolved. I called the property manager's assistant and was told that they had already closed out that maintenance request because maintenance said they resolved it.

I had to put in a new work order and waited because it was a weekend already and because they didn't feel it was an emergency didn't want to pay after hours to get someone to come out there. (Yes that is what they said to me). At this point I was so fed up already and said fine whatever. It is not even worth me wasting my time and losing money taking them to court so I will pay them their stupid money but just warning you, you should think twice before considering renting from these people.

I you are a property owner, and looking for a new company to manage your properties, I would re-think this agency, and they have been non-responsive to tenant inquiries. If you are a prospective tenant and this would be your property management company, I would recommend find another property. COMPLAINT: I am a condo owner, I have called the company over 30 different times over 3 years, you can never talk to a live person, you can only leave a message and pray that someone gets back to you in a timely manner. I do not think returning my call two weeks later is timely. This agency has poor or absent customer service, is completely non-responsive and refuses to help you.
