Emergency Services

We always have someone on call 24 hours. In addition, when we acquire a new property, we give all the tenants instructions on how to reach the property manager in an emergency. We also contact the City where each property is located, as well as any security or monitoring company, to make sure they also have all our emergency telephone numbers.
Physical Inspection

We know from experience that professional property management is based on the personal involvement of the management agent with the tenant, and we personally visit our properties as often as necessary to discuss questions or problems the tenants have. We make frequent physical inspections of the property and recommend when capital expenditures are needed.

The real property tax assessment for each property is reviewed to determine if it exceeds the fair market value, in which case we would assist with an appeal to the taxing authority and coordinate with the owner's legal counsel if necessary.
