Not impressed with the handling of our security deposit after moving out. Prior to moving IN to the unit, we paid out of pocket to have the carpets cleaned. My husband was sitting on the floor before any furniture was moved into the unit and stood up with dog hair all over his clothes. We do not own a dog. The professional carpet cleaner even said himself he would not want his own children playing on the carpet in the condition it was in when we moved in.
I even emailed Loan Giang to let her know that we paid out of pocket for this service prior to moving in and that they should require professional carpet cleaning as part of their lease terms. A year and a half later, we move out, clean the house top to bottom, and received half of our security deposit back with bogus claims. Charging $41 to replace door stoppers that were not there when we moved in. Plumbing to drain a shower that WAS NEVER USED- literally, had guests stay in our guest room twice for the entire year and a half that we lived there and never had issues with the bath tub draining.
The room was otherwise used as an office all year. Yes, we did leave light bulbs that needed to be changed, but even that.they charged $98 to replace those! Just don't expect to get your full deposit back, and save yourself the time of cleaning the property. We spent THREE DAYS cleaning the home and they still charged us a $500 cleaning fee.

American Heritage Properties will nickel and dime you for your security deposit. They charged $100 to replace burned out light bulbs and $40 for 3 "missing door stops". There were missing door stops when we moved in. The worst part about it is that we returned the home back in better condition than we received it. I paid out of pocket to have the carpets professional cleaned prior to move in because they were disgusting. Charged $500 for a general cleaning fee when I have pictures to prove it was cleaned. Steer clear of AHP unless you don't care about receiving your deposit back!

Updated, Multifamily utility will not allow me to make any changes to the utility account I have called many times. So you are wrong they will not allow me to remove my name until either the owner or property management company calls them. You took $700.00 out of my deposit never once telling me anything needed to be repaired. That is stealing. It was over the 21 days that I got my partial refund.
The repairs where a lie and I was never given a walk through or time to consider them. That is stealing. The security deposit is my money. I was mislead to believe the home would be shown to be rented not updated during the time I was still paying rent thats why I turned my keys in early. You can respond with a dismissive tone but if you were in my place you'd respond the same way. Your company doesn't care because you have my $700.00 and was I paying rent during the owners hardwood floor installation. So you all won out but me, I paid for it.

We rented from AHP for 4 years, finished last lease and moved out 2 weeks prior to lease ending. All was fine during and maintenance requests were handled promptly and professionally. I thought how I would leave them a great review. However, trouble began at move-out. AHP will hold your security deposit back and claim that normal wear and tear is "damage".
They slapped us with a $590 cleaning fee, even though we thoroughly cleaned the house prior to leaving and sent them 50+ photos to prove. They proceeded nickel-and-diming us with a $20 light bulb fee, $30 furnace filter fee, $60 missing window screen fee, $80 sink slow drain, $50 drywall dings. After lengthy emails they returned some money but we are still out $600 in bogus charges. Just remember that they work for the owner, not the tenant!

AHP has managed my property since 2011. They have a thorough vetting process when looking for tenants. Communication has been excellent on all aspects of the property. There has been only one change in renters, and the current tenants have lived there for eight years. This is a testament to their customer service on both ends. It has been reassuring knowing that my condo has been in good hands.

My husband and I travel for his job and moved from Texas to a home in Chula Vista. We have great credit and are extremely clean people who take bride in the homes we live in. Every landlord we have had in the past would have no complaints. We also own a few rentals of our own. After about 4 months at the home circumstances changed because of a combination of things (covid, our new born son, and family issues) so I communicated IMMEDIATELY to American Heritage that unfortunately we were not going to be able to finish the commitment to our lease.
I asked for them to advertise as soon as possible and I would let them show it anytime someone wanted to see it to try and avoid a gap in the home being occupied. I have emails of them agreeing to advertise before hand but then later on they refused and would not show the home until we were completely out. As you can imagine it gets a little expensive renting multiple places at once.
So we got out the end of October and they advertised the beginning on November and had an approved tenant the first week in November but the tenant didn't want to move in until December 1st. So now the property management company is trying to charge us for Novembers rent when they and the owner of the home chose that tenant! After they charged me a $500 "break the lease fee" So in the 4 months we lived there they took my $3,000 deposit and still say we owe them $2,300!
They nickeled and dimed us with light bulbs, microwave vents, removing sticker decals from my sons room (which I only left because I thought someone else might enjoy them), and much more! In the middle of a pandemic when I clearly communicated my situation and left the home clean. I'm a reasonable person and want to pay for what we are responsible.
Like for example when moving out our dresser banged up a wall, and we 100% should pay for that! Aside from California state laws it's sad some companies and landlords don't have human decency to work with people who are struggling. We didn't squat, we didn't trash the place, we simply had some things in life happen we couldn't control. And now months later I find out they turned me into collections. Absolutely a disgusting company with no morals or decency what-so-ever. Needless to say I will be looking into an attorney!

Absolute rubbish customer service. We had an appointment to see a rental property they were listing, as we were out of town. We were advised to submit an application online for it but were reassured that we didn't have to do it until before our showing appointment on Tuesday due to the office being closed Memorial Day weekend When I happened to look on Zillow today ( Saturday ), the property had been rented.
I called the office and was told that yes the owner had accepted an application already. I let them know I had an apt Tuesday to see it? They said sorry but it has rented already When were we gonna get a phone call letting us know about this? To cancel our appointment.? Baloney! We are thinking of renting out our home we own in San Diego and will DEFINITELY not use this company. Piss poor service

I am a former tenant of one of the properties they manage. I always paid on time and left the property in pristine condition with a few upgrades. They have acted in a predatory way and do not respect or follow tenant laws. They misrepresented their ability to enter the unit while we were occupying it by claiming they can enter if they give us 24 hrs, but had no valid reason to do so.
They have tacked on charges after we left even though they denied us a pre-move out inspection and did not send us at-least the pre-move out inspection list. They lied to us when they communicated they would not be renewing our lease by claiming the owner was moving back in. Not two weeks after we left we say the owner had put up the house for sale on Zillow. to me it seems like they are also not communicating with the owners whose properties they are managing.
Whenever you communicate with them they are flippant, unprofessional, avoidant and callous in the way they operate. I do not endorse them in the least. ****Spare me your fake sympathy, you are just passing the buck to the owner. Those deductions wouldn't have happened if your company fulfilled their duty. We were never given a chance to address the deficiencies we were cited for and that's a clear violating of our renter's rights. Trust me I have the lease and it won't stand up to the scrutiny of small claims court.****

This is an outstanding company with outstanding service. I have only worked with this company for one year, but in my brief experience it's been clear that AH honors both owners and tenants. AH is responsive if and when small issues come up. Their communication and terms are fair, and they are clear and fair in every aspect of their business model.
Their agents are knowledgeable and responsive. While I've been fortunate to have had great experiences generally with management companies, AH is among the one of the best such companies I've worked with on the east or west coast.

I was a out-of-state homeowner with them for ~ 14 years and this team was great to work with. Even when my main representative left the company to have a baby the replacement person was just as awesome. First I had a revolving door of 4 college roommates, replacing someone about every 3 months! AHP did all the background checks and contracts without a hitch.
I'd say this was about 20 roommate replacements! Then I got lucky with a long term older woman who just needed help with maintenance items. Their maintenance contractors were also prompt, polite and reasonably priced. They always listened to what I needed and made it happen. The year they changed over to automated software the reporting got even better.
I cannot remember a time when there was ever a mistake on the accounting. They are also easy to schedule a meeting at the house and made it happen even if my rep was not available on that day. Again, awesome team!

American Heritage Properties has been my property manager for almost two years now. I find the organization to be very professional. They were able to find a good and reliable tenant quickly for a single family home we had just brought to market. They are extremely proactive with respect to maintenance issues and are able to locate reasonably priced vendors for repairs. I have been quite pleased with their performance as a real estate property manager.
