I've been in the property management business myself for 40 years. primarily commercial and multi-family property outside California. When I bought a couple single-family rentals in Sacramento in 2013-14, I could have managed them myself. But I was smart enough to know that the complexity of California landlord-tenant laws requires keeping up with frequent changes and procedures; that's not something the owner of just one or two rentals can do.

After considerable searching for a quality property manager, I found reviews (like the one I am writing now) about Matt Carmazzi. I persuaded Matt to take on management of my rentals and I have been very pleased with his service and attention over the past 7+ years. Besides his knowledge of laws and regulations, Matt has a strong list of service contractors for plumbing, landscaping, roofing, and other trades as well as handypersons. I have known many property managers over the years; I put Matt Carmazzi in the top 5% of them.

Additionally, in my own experience, Matt has excelled in all communications, finding top tenants, responding immediately to tenants' concerns as well as my own, and providing excellent specialty services (plumber, electrician, etc.) when needed.

And he always conducts himself in the most professional manner. My accountant has always been impressed with Carmazzi's annual financial report, noting that the information is meticulously organized. I appreciate the monthly statements and have been grateful to have Matt answer any questions that I have had, re how the income/expense data was listed. I have told Matt to drive safely and to take care of his health. Why? Because, selfishly, I can not imagine how I could get along without him!

We have had Matt as our property manager since July 2015. He has always been professional, knowledgeable, and on top of the needs of the rental. I live out of the area right now so it's good to have a reliable person in charge of managing the property. He has vendors that are quick to respond to any needs of the rental. Matt has been efficient in finding new tenants and getting the rental ready for them.
