I had been helping my son find an apartment to attend college in Colorado for a few months now. My son and I had a tough time finding anything in a college student's price range. Add into that the fact he's using part of my Post 9/11 GI bill for income and no one wanted to talk with us. Not Colorado Realty and Property Management, Inc. though. Their leasing team actually spoke to us on the phone, listened to the situation and was able to assist us in working through a solution.
The process has been very simple and the leasing team was there to assist us when there was any questions. If you're having issues working through rentals in the area I highly recommend you give them a call.

Colorado Realty has been one of the best leasing experience I have had hands down. From setting up the tour to applying for a place, it has been very easy and streamlined. We rented a home from them for 6 years and paid a deposit of $3,590. We always paid our rent on time and took really good care of the property and the owner even thanked us for how well we maintained it for them. Then after 60 days of moving out, we received a check for $1,470. They initially took $2,120 from us. At first they took $900 to replace the blinds in the whole house to get it ready to sell.
They deducted $300 to replace window screens, $70 for a towel bar, $240 for broken drawers in the kitchen that the management company would never fix for us and $120 for replacing light bulbs in the house. After we confronted them about how unfair this was, the owners agreed to give us $900 back for the blinds. At least now we are out $1,220 instead of $2,120.

Moving out of state has been quite stressful until I found Colorado Realty & Property Management! The application process has been super easy with above and beyond customer service. Shout out to Mario Benavidez who has been amazing in this whole process. I feel like he really listens and pays attention to everything that I'm looking for in our future home. It was a truly great experience, in both renting and eventually selling my house with CRPM. Taylor made it very easy to transition my home into a rental, especially with the extra difficulties the pandemic brought with it. When it came time to sell my house, it made sense to stay with CRPM, and I'm glad I did. Jason Cassidy was able to get the property ready for listing with incredibly short turn-around, and ultimately sold with little to no effort on my part, within days. Thanks so much!

The speed at which Colorado Realty and Property Management leased my property was amazing. The quality of service and responses I received prior to the tenants moving in was exceptional. Ever since the tenants moved in the assistance I have received from the company has been poor. Colorado Realty and Property Management lacks the expertise to transfer the water utility into the tenants name. I understand that everyone is having difficulties during this trying time, but transferring a water bill should not take 4 months (and counting).

I don't have a ton of great things to say about this organization, however Mario Benavidez needs to be recognized as he was extremely nice and a crucial part of helping to resolve some issues that never should have happened. He was the only one who apologized for a mix up in some automated system that almost almost caused me to be homeless. Of anyone I have interacted with there I felt like he wanted to resolve the issue and not just place blame or pass the buck.
I won't go into the details but Mario was extremely patient, kind and was a pleasure to chat with. If there were more people like him in property management maybe renting wouldn't be so terrible. 5 stars for Mario, 2.5 maybe 3 for the company.

As an out of state rental property owner this company has been incredible to work with! They took care of all of the preparation, listings, and securing of renters, including the lease. They gave me peace of mind when it came to typical repairs a landlord would have to fix by having trusted service crews basically on call. They also also were able to assist me in putting my property on the market.
It was a seamless transition from renting to selling. Jason was awesome in finding the right contractors to fix up the property and make it turn-key move in ready for the buyers, adding a lot of value to the home. He was always available to answer any of my questions and kept me well informed throughout the entire process. I highly recommend this team to anyone who is needing a property management company!

I have had a great experience with Colorado Realty and Property Management. From day one Renee was professional and had quality answers to all my questions and concerns. Because of her I decided to do business with Colorado Realty, and the rest of the team that followed has matched her professionalism. The process of finding a tenant was efficient and couldn't have gone any smoother. I will say that communication after getting a tenant into my property has been poor. I am hoping this improves over time.

We chose Colorado Realty an Property Management for our rental needs because we liked the hands on, local presence they provided. The company was responsive and extremely knowledgeable of the local market. They have streamlined processes that made it very straightforward and easy for us to work with. Associate Kylie has been very responsive and helpful in coordinating HOA amenity access with the property owner. Associate Jorge has been very courteous and professional in coordinating appliance repairs as well. As an employer, I appreciate how hard it is to find good people. Colorado RPM has found some stars. **UPDATE** - About an hour after I posted the initial review, Paula Haas (Co-Founder of CRPM) emailed us stating our contract was terminated (see picture). It is surprising that she says in her website she "works to keep tenants and clients happy". Paula and CRPM just showed with this how unprofessional they are. - Paula and her team not only failed us as clients in terminating the agreement, also failed us by charging us to get 2 toilets fixed before the tenants moved in, charged us $160 (total repairs to rent property over $3k), BUT.
Where this toilets ever fixed? I DONT THINK SO. 10 months in, they charged us again to fix the same 2 toilets! (See pictures for both invoices) - Finally (if I remember about anything else I will keep adding to this list), after talking to the tenants we found out they had made a couple requests months ago, never heard back, and the requests were closed as soon as they terminated the contract with us. WAY TO GO CRPM! Paula tried to bully us, and she didn't succeed. Honestly, Paula terminating the contract is the best thing that could have ever happened to us. _______ I DO NOT recommend this company.

If I could give 0 stars, I would. Colorado Realty and Property Management not only lacks customer service, they are also unethical. We had our property managed by them for a year and paid 10% of the rental as a fee. We thought we were paying to have them manage the property since we moved out-of-state. Instead, what you actually pay for is for them to outsource all of the work by vendors who charge 1.5x to 2x of what is normally charged. Additionally, they charged us $450 right in the beginning to install smoke detectors and carbon monoxide detectors.
We questioned them, since we had the required amount throughout the house and their response was that they had added more than we needed because of the potential for litigation. However, they did not discuss this with us first, and it is a significant expense that any normal owner would have wanted to know about in advance. They continued to do this throughout the term of our contract.
Over one year, we had an additional $2400 in expenses because they continued to send contractors to our home instead of them looking at the issue first. Also, their communication is terrible and unprofessional. We even did a scheduled call with one of the owners, Paula, and that turned out to be a waste of time. Please think twice before you utilize this company for managing your property. They will just suck up your money and provide you terrible service.

Tl;Dr--they frequently fail at communication and accuracy, adding unnecessary stress to an already stressful process. And they can't be bothered to sincerely apologize when they screw up. I really, really wanted to like this company, but I just can't. I am a good renter. I have good credit and a good rental history, but that didn't matter.
They did not treat me with respect. They could have salvaged it with a sincere apology after admitting they'd done wrong, but they decided to blow me off with vague platitudes that never actually admitted fault. First, I applied for a place I thought was too good to be true, and was told I'd be informed of the results within 2-5 days. That time came and went without reply.
In the meantime, I drove out to see a second place just in case, and took a significant chunk out of my day off to find out that the company had posted the wrong information on their site, that I actually couldn't live there with my dogs. I haven't heard a word about that since--they just changed the listing info after I provided screen shots of the mistake (which I felt compelled to provide when they implied I'd just misread it).
I had to call them twice to be told I wasn't chosen as the best applicant for the first place. After that, they suddenly sent me the e-mail I should have gotten right off the bat, though oddly enough it included the info that they were refunding my application fee. Odd step to take without an actual apology--usually application fees are non-refundable.

I have been using Colorado Realty and Property Management for about 4 months. All has been wonderful. I have had some minor issues and all have been cleared up quickly by their operations team. I chose Colorado Realty because of their accountability on the renting process. My house had to be near spotless to be able to rent. The renters will have to adhere to the same standards when the rental period ends.
Their process of evaluating renters is also more stringent than the other rental companies in the area. So bottom line, so far so good. If things take a turn, I will have no problem writing another review. Also, If things keep going well, I will write another glowing recommendation because it's deserved!

The last place you want to put your property or finances in management of. the entire 4 years we lived in a home they managed they never repaired or even inspected the property. the owners lived in California and through major hail storms and wind damage this company never informed the owners. 3 years after moving out they decide to file a collection on us in error for "cleaning" and a broken screen door that is clearly on our move in report.
These people are the worst at record keeping and do not communicate. Go anywhere but here. there is a reason the charge such high deposits. they have every intention of keeping every penny and then doubling up after. Look at their reviews. then run.

This review is to thank all those below that have come forward with their experiences with this company and to warn others. I called this company after having trouble trying to schedule a viewing through their online link. I was rudely told it didn't work because we selected we have a bankruptcy or judgement against us. Um. no, we most definitely did select any of those and do not have either of those.
We are current home owners so we understand the business of property management from both perspectives (renter & rentee). For investment reasons, we decided to rent for a while. We check off every possible category with the highest marks to be excellent renters. Upon speaking with a person identified as Chris whom I was told was the one that overseas all the viewings, I was taken aback by his rudeness.
I understand when properties are currently occupied that out of respect for them proper time is needed to allow them to vacate the property for viewing. However, the day I called (Monday afternoon) was the last day the tenants were suppose to occupy the home. Chris curtly informed me that only Friday afternoons and Monday mornings (about 2-3 hr window each day) is available to view the home. Ok.the red flags were starting to go off.
If this guy can afford to be rude to potential excellent clients that will make the company and his client money, why in the world would I separate my money from me to give to such disrespecting behavior? How would I be treated as a tenant if attention is needed for emergency or maintenance reasons? How would they treat my confidential information?
How would they treat my deposit when I am a very clean person and there is no reason to keep any of it? So, I got off the phone and started my due diligence to research this company as I do with every company I deal with. I found these negative reviews and they align with my own brief experience. I truly feel sorry for those that are currently tenants.
As for potential owners that hope to obtain great tenants for their home, good luck if you decide to chose this company. They have definitely lost any potential business with me.

Colorado RPM had been managing my rental home for the last three years and doing so very efficiently! Danielle Christ is always on top of things and is a great property coordinator. Jason Cassidy was the realtor who sold our property and is a rock star! Although we live out-of-state, Jason was very good at keeping us in-the-loop and handled the transaction very smoothly.
He was very smart about handling the offers that came in and gave us excellent advice at every stage. He did a lot of hand holding (as much as can be done long-distance!), walked us through whole process very patiently and was always available to take my calls. I highly recommend Jason and Colorado RPM.

This is an update on the review I posted on 6/10, since that review dryer has been replaced the stove has been replaced and I had an issue with the water heater that was addressed within 24hrs. I still believe that my situation was not handled correctly. That being said Danielle Christ/Property Maintenance Services Coordinator was instrumental in setting all things right within my home and with me.
All the things I posted prior did occur this post is to set right what was done to correct those things and I am unable to remove that post as it will remove this one. I am updating this one as courtesy and appreciation for her efforts and I still think that this never have happened.

This company clearly does not represent the interests of property owners OR potential tenants. They will turn down a client with good credit and an impeccable rental history if your income in on a 1099 instead of a W-2. This is clearly done in favor of finding more "worthy" tenants when an ideal tenant right in front of them! If you want your rental application screened like you are applying for a mortgage, then this is your management company.
The manager will even tell you she used to be a loan officer! It truly is not worth the time or money to deal with these people when another management company can already have an approval on the table with a lease ready to sign.

I have been with this property management company for 3 years and finally sold my home with them recently. They were always on top of repairs or things that needed to be taken care of. Jason Cassidy was the realtor who sold my home, he was top notch in the whole process. Daniel Hayner was great in taking care of my rental property. I found them to be very reliable and provide great service

Here is the information I received from this company regarding their "pet policy": If you have pets please re-check the listing to make sure the property allows pets. Pets can be accepted or rejected based on the owner's sole discretion. An non-refundable pet administrative fee of $250.00 is due in addition to a refundable deposit of $250.00 for the first pet.
There is a $250 refundable deposit for each additional pet. A digital photo of your pet must be submitted and a veterinarian record documenting that the pet is up to date on required shots and spayed or neutered. If they want to turn people away that have pets, just say "no pets". Don't come up with an absurd policy like this. I would have to come up with an additional $1000 to move into a rental that this company manages, and I wouldn't see $250 of it again, because they have an "administrative fee". What nonsense.
