Originally founded in 1972 as Forrest P. Bowman & Co., Inc. and based in Corvallis, the company opened a Eugene office in 1991. With a change in ownership the company was renamed IPMG, Inc. in 2006. The firm has since exited the Corvallis area market to focus solely on the southern Willamette Valley including Eugene, Springfield, Cottage Grove and outlying areas of Lane County.

Such a poor experience here! One day one of the lady's even yelled at me. The owner said "sounds like you need a once a week boyfriend, " and put his hand on my shoulder, and they took no steps until days before move out said "because of what you said, and you moving out in a few days, we will make repairs when you move out, " and that's the steps they told me they took against his actions.

This was from 3 years ago I have rented from these guys and I was not impressed with them they are nothing but ripoffs and take everything u put down on the place like the deposit and stuff. When I moved out I shampooed my carpets and cleaned everything and replaced the mini blinds and put them in the window seal and everything was spotless even the stove and fridge and they took all of my deposit and never returned it.
They tried to charge me for things that I already did and fixed and said that they had to hire people to come in and clean it which is BS because there was no cleaning for them to do I took pictures of everything after I was done cleaning DO NOT RENT FROM THEM AT ALL!

I don't know if they have changed, but I still fume when I remember the horrible, unfair and unsafe treatment my roommates and I received from these greedy little monsters.* If I could give 0 stars, I would. Worst property management company I ever had the displeasure of working with. The water pipe in the building I was living in burst in April 2018 and we had to live without flooring for nearly a month - when we moved out in June repairs still were not finished.
Company never informed or updated us of who would be entering our living premises and what they would be doing. To top that all off, we didn't even get our full security deposit back. I could go on and on about everything that happened (I'm leaving out a lot of detail to spare my stress) but in sum, the service provided was awful, unprofessional on every level, and unacceptable.
They take advantage of college students who don't know better or can't afford nicer places with better service. AVOID! I even have a picture of the kitchen floor we had to live with for a month after they removed asbestos which they failed to inform us of doing.

I had nothing but problems when I lived here, I wasnt even there for a year and it felt like it was never ending. They were no help when my roommate tried to physically attack me, and locked me out of the home for weeks. I had called months in advance and asked what needed to be done so I could leave the house without any additional problems and they said nothing about multiple forms I needed to fill out. And finally when it was time for the deposit to be sent out the propery manager told me "it was not her job" to help me resolve the issue.

IPMG made my last quarter of college amazingly easy. I was struggling to find any place in Corvallis that offered month-to-month rent, and I was really wary about property management companies (due to a lot of the reviews on Yelp). I will admit that good properties go fast and that you should work to get your application in ASAP because there'll be waiting lines for great apartments - but that's true of all property management company in any college town. IPMG is definitely a fantastic option for college kids looking to find the right place and price point. Alicia at IPMG was fantastic - she helped streamline the application and move-in process for me, and I truly felt like IPMG cared about my experience. IPMG must have changed hands since the other reviews on this Yelp page were written, because so much of the negative feedback (particularly the 'lack of cleaning standards') really seems unfounded.
I found my absolute dream apartment thanks to Alicia, Dolf, and the whole IPMG staff. I can't wait to move back to Corvallis someday, and when I do, I'll definitely be using IPMG.

I have rented all my adult life, this management company is the best I have ever rent from. The one time I forget rent in on time, they called me with more with concern for my well being type attitude. Their inspections are well announced and any repairs have been dealt with in a timely manner. If I end up needing to move from this location, I will check their rental board first!

Our experience is just with the office- we went in to look at an apartment. A man who worked there and sounded like an owner or manager was loudly berating another employee, complete with the F-word, ranting about something costing too much for the company. It was incredibly unprofessional and actually a bit startling. We decided not to pursue an application.

I usually am not a hater like this, but if you're ever considering renting from IPMG (property management in corv/Albany/Lebanon), do NOT do it. For one, they have no cleaning regulations for the houses when you move in (mine was disgusting) and I put in several maintenance requests that went unanswered/never fixed. I'm talking like 4 to 5 things never fixed. Emails to the managers about the house go unanswered, AND they con you out of your security deposit in any way they can. Take pictures upon move in if you have to rent from them. Be advised. Worst rental company I've ever experienced. Do NOT do it!

We hired IPMG to be our property management in 2009 after a few other dismal private PM's in Corvallis, thinking if we went with "real" PM, things would be handled better. In August 2013, we finally decided to sell, rather than continue renting our duplex, called our realtor to begin the process. She couldn't even enter rooms for the amount of stuff and trash behind each door.
Upon research, discovered that the PM hadn't inspected the property for over two years. A former agent within the company had approved the tenant, quit her position and handed off our house to another internal agent. This woman never entered the property or had the tenant maintain the property. Upon inspection to sell, discovered that both bathrooms had such severe water damage that they had to be gutted down to the sub-floors.
The tenant left broken doors, damaged woodwork, burned out spaces on the carpet - all explained as "normal wear & tear". We had to hire a contractor to fix repairs just to bring it up to a sell-able standard, to the tune of $11,000+, with an additional $900 for outside landscaping. Trying to negotiate with IPMG owner was a nightmare, who refused to take the blame for his tenant. In the end, they did some of the minor bathroom repairs, but refused to handle the bulk, which cost us the $11,900K.

Customer service is horrible! Recipient is nothing but rude especially towards customers and extremely disrespectful. my only advice to her is if she does not enjoy her job then consider quitting! Obviously If you don't enjoy helping your customers and continuing to giving them an attitude the leave! The whole time submitting my application to her she gave me an attitude like she hated her job, sighing heavily and never bother to look at me once? Obliviously their customer service is horrible, and her unprofessionalism and rudeness makes this company look awful.
What pissed me off was how she She literally tossed my application somewhere and never bother to process it yet. That is why I called back a week later just to be told to wait a couple more days. Really? she didn't even bother to check my application or asked who i was and here she tells me this, was i born yesterday? overall my experience of looking for an apartment with other property management has been so much better with way better services than ipmg I never want to associate with this kind of unprofessional rude services, this is really below standards. Common people aren't gonna stoop this low for some horrible service

Don't even bother with this rental company. Their application fee/background check fee is $40, and they'll only keep your information on file for 1 month because, according to them, "a lot can change in a month." I doubt someone can become a felon AND f*ck up their credit score that badly within the period of 30 days. Other property management companies in the area charge a lot less for their background checks.
