There are many important services a property management company must perform in order to effectively manage residential properties. Preparing Property: Our in-house home inspector will inspect your property in order to note any potential safety hazards or potential future problems that may effect the integrity of your property (water heater improperly strapped, inadequate caulking around tub and shower which could cause dry rot, etc.).

The National Association of Residential Property Managers (NARPM) promotes a high standard of business ethics, professionalism, and fair housing practices. NARPM's members subscribe to the following Code of Ethics for property managers of single family and other small residential properties. It is the duty of the Property Manager to protect the public against fraud, misrepresentation, and unethical practices in property management.

Missed Appointments: You will be responsible for the payment of any service call charged for: a) a missed appointment, b) not providing access to your unit when requested, c) leaving any keyless bolting devices engaged, or d) not following other instructions as you agreed that results in the service agent not gaining entry to the property.

Here are some local utility numbers that might be useful in your move. As a new tenant, you will be responsible for payment of all utilities for the property, unless otherwise stated on your lease. As of the move in date of your lease, it is your responsibility to turn necessary utilities on in your name and billing sent to the appropriate mailing address. Some of these companies need to be contacted several days before your move date and in some cases, require service fees to start service.
