I've had the unfortunate experience of renting from this business for too long. I've been a great tenant and in return I get robbed. The never ending move out fees this company will stick you with is horrendous. not to mention if you need to talk to an actual person Youd have better luck getting answers from a brick wall. They do not care about you. they do not care about your situation or hard times. and to top it off they price gouge TERRIBLE units. outdated appliances with 15 layers of paint on everything. started out payying 850 for a 2 bedroom in 2020. when I went to resign my lease in 2022 they raised it to over 1350. We are first-timers with first rate property, and I would like to spotlight an experience that I had with Shelby S. Of the maintenance team. She did a walkthrough of our apartment before we rented it and got us the equipment to the apartment that required repairs before we had even fully moved in, it was a warm hand off I have never received in my 15+ years of renting apartments and not only that but when we had issues with our plumbing that were the result of previous tenants, she provided prompt service and kept us in the loop as to the status of the repairs.
For the management team: Please promote personnel like Shelby S. She makes businesses like first rate property management a place to rent and a community to be a part of! We couldnt be happier with the service.

As professional renters who move a lot due to military service, we spend a lot of time reading google reviews to find amazing management companies so that we avoid issues. We are responsible renters that appreciate good management. First Rate is AMAZING. From start to finish I cannot express how wonderful they are. Everything is so easy and the staff is so kind. All of our needs/concerns were always handled with in 24 hours. Payments are easy and the portal makes it flawless to communicate any need you may have.
The concierge package is a dream, pest control and filter replacements regularly managed. I cannot say enough about how well this company operates and how courteous they are to tenants. They are absolutely the BEST in the treasure valley! We have enjoyed working with them and will be recommending them!

We just renewed our lease and I knew I had to share my thoughts. 1st Rate has been so good to us. Moving in was a breeze, the renewal was a breeze. Communication is always so clear and everyone Ive ever interacted with is so kind. Property managers are human too, at the end of the day we all have families to provide for. This company is top notch and are willing to work with you when things come up. Inspections and fees are all normal.
Nothing is predatory about a property management company making sure you dont damage their homes. We feel so blessed to live here, have truly become comfortable and plan on adopting a dog this year. Thank you to 1st Rate all that you do.
